Residential Development Guidelines Requiring Cluster Design
Connecticut River Valley, Massachusetts
After realizing the reduction in
agricultural and open land, The Connecticut River Valley implemented
residential development guidelines that requiring all new developments
occurring on farmland to be arranged in a cluster design on no more than 50% of
the parcel. The remaining half of the
parcel is then preserved as a tract suitable for farming. All residential development must occur on
lots ranging size from ¼ to ½ acre, be served by septic, and are to be screened
from the active farming portion of the tract.
